90 Day Plan Week 1 Review

The first week of my 90 Day Plan was an exciting one. On February 12, when I launched my 90 day plan, I put out 45 bandit signs in Greensboro. The signs were put out on Saturday evening due to the snow we got on Friday evening. From those 45 signs, I received over two dozen calls! Most were from sellers with little to No equity, but there were a few with a substantial amount of equity. Those with equity were not as motivated as I needed them to be so that I could buy the home at a deep discount. The great thing is that I have their contact info and can follow up with them in 2 – 3 weeks to see if their circumstances have changed.
Also this week I visited the courthouse three times to gather some leads on probate deals. I sent out 10 mailings this week and have an additional twenty to send out on Monday. I will make it routine to conduct my research on Monday and Tuesday of every week. This week I got a feel of the probate process here in NC and familiarized myself with all of the forms so now I know what to look for. My third trip to the courthouse this week was the most productive because I knew what to look for in the files.
I have two properties that I will be looking at this weekend and certain I will have a property under contract by the end of week 2.
For those of you that are beginning in real estate, I would recommend that you do some research on bandit signs and use them. They are inexpensive and will definitely generate you a gang of leads. You just have to sift through those leads and choose the prime money makers. If the seller and I can’t agree upon a price, I keep their info and follow up with them down the line, who knows, time has a way of motivating people.
