I have been a real estate investor for the past 5 years, full time for the past 3 years.  Over the course of these years, I’ve had the pleasure to work with some of the most successful investors in the business.  There is no doubt in my mind that the ultimate investments are multi-family houses and commercial units that provide tremendous monthly cash flow and residual income.  These are the prize possessions and the ultimate goal of a number of investors, such as myself.

Robert Kiyosaki, author of “Rich Dad, Poor Dad”, created the “Cash Flow Quadrant” which represents the different methods by which income or money is generated.  Income can be either active income, which is income generated from trading hours for dollars, or income can be passive income, which is income generated every month whether you work or not.  Below is a detailed picture of the cashflow quadrant.  There are 4 quadrants, E for employee, S for self-employed, B for big business owner, and I for investor.  From my research, I’ve noticed that as a wholesaler I’m in the “S” quadrant.  By being self employed (real estate wholesaler), I don’t have any residual or passive income.  If I don’t work, then no money comes in.  Being self employed is similar to being an employee, with the exception that you are your own boss.

 

As I begin to research different business models with the intent of finding one that will allow me to reach my goal of creating passive income faster, I was able to get a better understanding of network marketing.  Robert Kiyosaki explained it best in a 30 minute audio titled “Network Marketing, The Business of the 21st Century“.  Based on the research, I decided to leverage my time by buying-in on a network marketing company and creating passive income.

Once you decide to become a independent business owner and distributor of a network marketing company, you must know how to choose a great Network Marketing company.  A great company is made up of a fruitful compensation plan, a system that is duplicable, and great leaders.  Network marketing is creating more millionaires everyday and will soon surpass those created by real estate.  The beauty of a network marketing company is that anyone is able to create very high passive income with commitment and dedication to the business.
